Wheaten Estates
Toms River, New Jersey

Just minutes from GSP exit 88, Wheaten Estates is a beautiful, heavily wooded enclave of custom homes we developed in the upscale North Dover section of Toms River. We worked hand in hand with homeowners to construct the “home of their dreams” at fair prices. We acquired the land with partial approvals, then completed all required tasks internally in order to deliver above-average returns in the early 1990’s when the market was starting to rebound from the savings-and-loan crisis.

Cherrywood Farms
Brick, New Jersey

Located just off GSP exit 91 in Brick, New Jersey, Cherrywood Farms is a handsome townhome community, perfect for young professionals, and those who wish to enjoy seaside recreation year round. Given its modest 48 homes, Cherrywood Farms boasts impressive features including a community garden, an early-childhood playground, a pool, and community building. We acquired this partially constructed property out of foreclosure from a local bank. Through aggressive advertising, we were able to build, and sell out, ahead of schedule. Buyers became loyal fans, and we helped the municipality by removing an eyesore.

Greenwich Hills
Bloomsbury, New Jersey

This community of 64 estate homes is situated on rolling wooded hills outside of Bloomsbury, in Hunterdon County, New Jersey. It provides young families an affordable, luxury option on one+ acre homesites. Features include high, two-story ceilings, four-to-five bedrooms, two-to-three car garages, full basements, and hardwood flooring. We acquired the land with partial improvements from a local builder who couldn’t sell homes at this location. Within seven months, our furnished, merchandised model anchored an ad campaign that went into high gear. Despite having to address extensive sink-hole remediation, and building through the 9/11 attacks, we sold on average two units per month.

Fox Run
Upper Freehold Township, New Jersey

We creatively re-engineered this 26 acre parcel of open farm land with a high water table to disguise the mounded septic systems as rolling hills enabling most homes in this conveniently located enclave to have fully developed walk out basements. Having acquired the land several years before the rapid price escalation of 2003-2006 and performing all general contracting in house, this project returned net profits greater than 30%.

Crescent Court Condominiums
Jersey City, New Jersey

Situated in the Village section of downtown Jersey City, these desirable two bedroom/two bath condos feature open floor plans, maple cabinetry, stainless-steel appliances, luxurious baths, and more. The building has controlled access, elevators, an elevated courtyard, and secure-at-grade parking. With a 92 walk score, and a 74 transit score, these units continue to rent and re-sell at a premium. In 2004, we had selected this site because we envisioned an upscale product at affordable prices. We conducted all project-feasibility testing, and a comprehensive environmental audit. We created the development program, produced the design, and negotiated land acquisition and required city variances, before selling our rights to the Matzel and Mumford Organization who ultimately built the project.

Santata Ridge Condominiums
Chandler, Arizona

Santana Ridge features one-, two-, and three-bedroom condos of various configurations. All homes offer nine-foot ceilings, modern interiors, luxurious baths, and open floor plans. Located just south of Loop 202 in desirable Chandler, Arizona, a diverse population of 186 families call this community home. Features include a free-form swimming pool, cascading water feature and hot tub, a 4,000 square foot clubhouse with full kitchen, living room, fitness center, gas-grilling stations, and detached garages. Assessing the situation and acting quickly, we were able to negotiate a slightly below-market purchase price subject to final approval. Following acquisition, we completed all site work and common-area construction. Internally, we performed all general contracting, and sales and marketing for this popular community. Before the recession, units sold at roughly eight per month, delivering net earnings of 28.2%.

Navesink Center
Middletown, New Jersey

Prior to our involvement, and anchored by the supermarket A&P, this neighborhood center with an ongoing dry-cleaning environmental concern sat inactive at 50% occupancy for the 24 months following A&P’s bankruptcy liquidation. Recognizing a substantial value-add opportunity, we performed a full suite of services for the private owner, including market analysis and project feasibility, environmental remediation, a detailed audit of deferred-maintenance items (completion of same), program development, design, leasing, underwriting, finance, and general contracting. We continue to manage the asset and property. Value and cash flow have more than doubled as a result of the project’s phase one. We expect phase two to add additional value, and those potentials are being considered.

Sapphire Resort Apartments
Houston, Texas

This luxury development had humble beginnings.  A severely distressed complex,  city officials were hoping it would be torn down, and rebuilt from scratch. Yet, this isn’t what the property owner wanted. As skilled developers, we took another path. We first analyzed local needs. We soon discovered a demand for upscale, trend-setting rental housing, featuring full amenities. Our program development was then considerable: we analyzed existing infrastructure. We weighed the cost benefit of each design decision. We considered appropriate materials. Methods of construction were rigorously tested, so we could work within the property’s logistical constraints, and the owner’s budget. Finally, we worked to protect affordable property-management fees once construction was complete. Surrounded by older, garden-style apartments, and affluent single-family homes, The Sapphire stands as a trophy property, unique to the area. The owner also realized considerable ROI.
